Tahoe Livable Communities Program

The Tahoe Livable Communities takes a multi-faceted approach to implement state and regional goals for the Lake Tahoe Basin by:

  • Acquiring environmentally sensitive lands to protect the natural environment, preserve wildlife habitats, improve climate resilience, and provide public access or recreational facilities.
  • Acquiring aging developed properties on environmentally sensitive lands and restoring these areas, with the goal of retiring or transferring the development rights to town centers to decrease development pressure on environmentally sensitive lands while fostering communities that are easier to get around walking, biking, and rolling.
  • Supporting sustainable development by selling or exchanging Conservancy asset lands in town centers to facilitate affordable housing, multi-modal transportation, recreation access, environmental conservation goals, and economic growth.
  • Exchanging lands, development rights, and coverage with Basin jurisdictions to promote management efficiencies and support community development.
  • Operating the Land Bank to mitigate excess coverage and offer acquired coverage and development rights for public purchase.

Signature Project: Upper Truckee Marsh South Acquisition

In 2024, the Conservancy acquired the 31-acre Upper Truckee Marsh South property in South Lake Tahoe. The property, which included the former Motel 6, offers once-in-a-generation opportunities to protect and restore critical wetland and meadow habitat, while also enhancing climate resilience and public access.
