Land coverage purchases
There are three costs associated with a land coverage purchase:
1. The cost of your coverage or credit purchase (to be paid later). To estimate your cost:
- Look up your parcel on the Tahoe Regional Planning Agency’s parcel tracker website.
- Find the Hydrologically Related Area for your parcel (listed as “HRA” in the Parcel Information Box on the parcel tracker web page).
- Visit the Conservancy’s Land Bank Program Inventory and Price List and find the cost per square foot for the type of coverage you need in your Hydrologically Related Area.
- Multiply that cost by number of square feet you plan to transfer.
2. Your escrow fee: $750.
The cost of your coverage and your escrow fee will be due later and made payable to the title company.
3. Your administrative fees associated with your coverage purchase.
- All projects incur a $350 administrative transaction fee.
- Projects that require an environmental document incur a $2,500 in administrative fees in addition to the standard $350 project fee, for a total of $2,850.
