1. How many windows and doors need to be boarded up?
a. There are 164 doors, 156 windows, and 156 AC unit holes to be boarded.
2. Do you have an engineer’s estimate for this project (Motel 6 Board Up)?
a. No, we do not.
3. How many boards are estimated?
a. There are 164 doors, 156 windows, and 156 AC unit holes to be boarded. 400 pieces of CDX plywood have already been purchased.
4. I see 400 were purchased if additional boards are needed will the city reimburse?
a. No, the City of South Lake Tahoe will not reimburse any supplies purchased for the project. All needed supplies will need to be included in your bid cost to the Conservancy.
5. Are we just bidding as installation of provided boards?
a. No, there are two options within the IFB that detail the needs for bidding.
6. I see the boards need to be painted. Will the paint be provided?
a. No, the Contractor will need to purchase paint for the plywood. Please include any paint costs in your bid.
7. The 400 sheets that have been purchased will they be on site?
a. Yes, they are onsite.
8. Are the Owners supplying all plywood.
a. No, the Conservancy has purchased 400 pieces of CDX plywood. The Contractor will need to purchase the rest.
9. To properly board up the AC units is the contractor in charge of the removal.
a. No, the AC units have already been removed.
10. Can you provide more detail on the plan needing to be prepared by a licensed design professional?
a. This is a requirement of the City. Examples of licensed design professionals are registered architects or a registered professional engineer.
11. What does it mean to seal it?
a. This is a requirement of the City. Another term used is “stamped.” Essentially, we are looking for the plans to be sealed/stamped so the City building department knows they were designed by a professional.
12. Is on-site camping/dry-camping available in contractor owned secure RVs?
a. No, there is no onsite camping.
13. Will the work area be fenced in by others? If not, does contractor need to fence in prior to work commencing as part of the scope?
a. The area is already fenced in.
14. Will electricity and water be available at no cost to Contractor, or will Contractor need to provide themselves?
a. Electricity is available onsite. The water to the buildings has been shut off and is not available.
15. Are restrooms at the hotel usable for Contractor, or will Contractor need to provide portable facilities?
a. No, there are no restrooms onsite. The Contractor will need to provide portable facilities.
16. Does California Tahoe Conservancy desire Contractor to remove HVAC units to install plywood flush to wall, or rather protect in place and build plywood box around each? If removal is desired, is disposal/recycling of units desired, or rather store in hotel rooms?
a. The AC units have already been removed. The Contractor will need to install the plywood flush to the wall.
17. We see no mention of bonding requirements. Will a P&P bond be required?
a. There are no bonding requirements.
18. Is there a maximum job duration?
a. No, there is no maximum job duration.
19. Are there any Liquidated Damages?
a. No, there are no liquidated damages.
20. Will Contractor need to paint all sides/edges of plywood, or rather paint only exposed face after install?
a. The Contractor will need to paint all sides and edges of the plywood as well as the exposed face.
21. Is there a minimum percentage of work that Prime bidder needs to perform?
a. There is no minimum percentage of work that the prime bidder needs to perform. The bidder will need to list any subcontractors that will be used on attachment 6 of the IFB.
